sop for BMS system handling for Air Handling Unit
1.0 OBJECTIVE :
1.1 To lay down a procedure for carrying out BMS (Building management system system) handling for Air Handling Units
2.0 SCOPE :
2.1 This procedure is applicable to BMS (Building management system system) system for HVAC situated at Pharma dekho.
3.0 RESPONSIBILITY :
3.1 Operator Engineering Department shall be responsible for BMS operation, maintenance and its records.
4.0 ACCOUNTABILITY :
4.1 Head Engineering Department shall be accountable for compliance of SOP.
5.0 PROCEDURE :
5.1 STARTING PROCEDURE
5.1.1 Switch “ON” of all AHU MCC panel and Chiller in running condition. AHU shall be in start mode with limit switch and fire damper interlocks.
5.1.2 Start BMS PC, CPU
5.1.3 BMS screen opens.
5.1.4 Go to “File” in TAC Vista Server BMS.
5.1.5 Go to “Start TAC Vista Work Station ”.
5.1.6 Enter user name.
5.1.7 Enter password
5.1.8 Main screen opens for all AHUs with its command
5.1.9 Start system in “Auto” mode in A/M status.
5.1.10 Air Flow status shall in “ON” position.
5.1.11 Check all status for Temp./RH. Settings.
5.1.12 Check Heater status. (It shall give command automatically when needed for maintaining Temperature.)
5.1.13 Give command System “Start” or feed time schedule for AHU running. It will give signal to the controller
Which will start VFD and then start the fan of AHU.
5.1.14 Repeat above steps for all AHUs.
5.1.15 The Temperature and humidity is measured through a T/RH sensor in the return duct and its feedback is
given to the controller. It shall be display on the PC and given an alarm whenever the readings go beyond
the acceptable limits.
5.1.16 The feedback from the T/RH sensor is used to modulated the mixing valve of cooling coil in the AHU and
the Heater in the supply duct.
5.1.17 To stop the system presses the STOP button on PC. So the system will shut down step-wise in reverse of the starting sequence.
5.1.18 Operator shall monitor the system throughout its running 24X7 hrs.
5.2 FAILURE HANDLING :
5.2.1 AIR FLOW STATUS shall show “on/off” status for any AHU failure or stoppage.
5.2.2 In case of any alarms if generated shall be acknowledged by the concerned person.
5.2.3 Operator shall acknowledge the alarms and fill up the Annexure-I BMS Alarms / System Failure Log Sheet.
5.2.4 All alarms related to BMS shall be recorded in Annexure-I (Alarms shall be recorded in Annexure-I during operational condition only)
5.2.5 AHU shutdown details shall be recorded in Annexure-II (Operator shall enter AHU shut down log in case of AHU shut stop time is more than eight minutes.)
5.2.6 In case the BMS system does not start, Operator shall immediate call IT person for corrective action.
5.2.7 If failure time is of eight minute, Operator shall inform to Engineering Head If failure time is
more than eight minute, Engineering Head shall inform to QA Head and concerned production in charge.
5.3 Differential pressure is observed to be lower than the acceptable limit
5.3.1 Inform maintenance department, for rectification.
5.3.2 The differential pressure failures are considered under two categories.
5.3.2.1 System Failure:
Such as power failure.

Action for the system failure :
Action shall be taken as per the SOP number 1SP-033 (Management of Sterile Area Operations after power resume)
5.3.2.2 Pressure Gradient Disturbance in individual room:
The measured value of differential pressure is less than the standard limit in particular zones.
Action for Pressure Gradient Disturbance in Individual room :
The Critical area is considered in three zones i.e.
1. Zone-I : Grade C and D
2. Zone-II : Grade B.
3. Zone-III : Grade A.
Action shall be taken as per the SOP number 1 (Management of Sterile Area Operations after power resume)
5.4 Relative Humidity / Temperature is observed to be higher than the acceptable limit.
5.4.1 Inform the maintenance department for rectification.
5.4.2 Rectify the problem as soon as possible.
5.4.3 Suspend the critical operation till the desired conditions are achieved.
Incase RH/Temperature does not come within acceptable limit even 30 minutes, take the following actions.
• Abandon the running operation.
• After rectification of problem clean, disinfect and fumigate the area as per respective SOPs.
• Review the environmental parameters before starting the fresh production campaign.
